How many residential properties are vacant in Bran and Moiechi?


According to data from the National Institute of Statistics of Romania, there are over 1,700 temporarily vacant residential properties in the towns of Bran and Moiechi. The vast majority of these are used as vacation homes rather than for permanent residence.


The Bran City Hall specifies that 600 properties have official tourist status. Over the past year, the occupancy rate for these properties has dropped by 20%.

Why are owners of villas and guesthouses selling their properties?


The main reason is the decline in tourist traffic. Some owners had previously taken out loans and mortgages to develop their tourism

businesses, counting on a steady stream of guests. Due to the decrease in the number of tourists, it has become much more difficult to meet their debt obligations, and there is no question of making a profit under such conditions.


Representatives of the Romanian Hotel Industry Federation point to another factor: many guesthouses have not been renovated for a long time and are outdated. Modern tourists expect more from their vacations than just a place to stay with a barbecue in the yard, so older properties are losing out to newer types of accommodations.


The main reasons for the mass sale of real estate can be summarized as follows:

  • a decline in tourist traffic and occupancy rates;
  • difficulties in servicing loans and credits taken out to develop the business;
  • the physical and functional obsolescence of some guesthouses;
  • changing expectations among tourists, who are seeking a more comprehensive vacation experience;
  • an increase in market supply, which intensifies competition among owners.

How many properties are listed for sale, and at what price?


Real estate listing platforms currently feature 62 houses, villas, cottages, and guesthouses in these regions. This is 86% more listings than during the same period last year.


The price per square meter varies depending on the location. According to Monika Dudau, a representative of a specialized real estate listing platform, the average price per square meter is 1,306 euros in Brani and 1,116 euros in Moječ.
