Investments in real estate
Necessary documents for investing in real estate:
● A copy of a valid identity document and/or passport.
● A preliminary contract or a promise to buy a factory.
● Examination certifying the costs associated with the completion of the reconstruction or demolition of the plant(s). It is presented only in the case of settlement changes in the property, which can reach the minimum threshold and are drawn up by a professional registered in the Register of Engineers and Architects or at the College of Surveyors of the Republic of San Marino. The cost of completion/reconstruction/demolition of the building shall be calculated in an amount not exceeding 150,000.00 EUR.
● Bank certificate of ownership and immediate availability of amounts provided for by law (or 500,000.00 EUR).
● Certificate from the place of residence.
● General police clearance certificate at the place of residence.
● Certificate of bringing to criminal responsibility or a similar document from the place of residence.
● Certificate of tax system or equivalent document from the place of residence.
● Biography.
● Income declaration or equivalent document confirming the availability of sufficient resources to keep the applicant in the Republic.
● Declaration instead of an affidavit. Issued at the time of submission to the official of the Ministry of Foreign Affairs, who accepts the application, which will indicate: the presence of citizenship, place of residence for the last 5 years, the absence of criminal convictions, the absence of pending criminal charges and the regular fulfillment of tax obligations in any country.
The cost of a residence permit in San Marino due to real estate investments
The fee is 1000 EUR. A receipt for payment must be provided together with the above documents. The fee covers the obligations for consideration of the application and stamping.
Notes to consider when applying for a residence permit in San Marino to invest in real estate:
● Documents written in a language other than Italian must be submitted along with an apostilled translation into Italian.
● Documents that are considered valid cannot be dated earlier than 6 months.
● Any other documents or additions may be requested at the time of application by the Foreign Affairs Department.
Financial investments
Necessary documents for financial investment:
● Bank certificate of ownership and immediate availability of amounts provided for by law (i.e. 600,000.00 EUR).
● Certificate from the place of residence.
● General evidence of non-conviction.
● Certificate of pending criminal charge (or equivalent document).
● Certificate of tax legality (or an equivalent document).
● Biography.
● Income declaration or equivalent document confirming the availability of sufficient resources to keep the applicant in the Republic.
● Declaration instead of an affidavit. Issued at the time of submission to an official of the Ministry of Foreign Affairs, who accepts the application, which will indicate: nationality, place of residence for the last 5 years, lack of criminal convictions, absence of pending criminal charges, and regular fulfillment of tax obligations in any country.
When applying for an elected place of residence in the Business Department, the following documents will be completed and submitted:
